Training Method: Face-to-face

Training Date: To be scheduled when sufficient pre-registration is reached.

Training Duration: 24 Hours (4 Days × 6 Hours)

Training Venue: Bursa Uludağ University Görükle Campus, Faculty of Economics and Administrative Sciences – Block C

If the minimum participant number is reached in any of the other 80 provinces, the training will also be conducted face-to-face in that city at a separately planned date.

Number of Participants: Minimum 20, maximum 30 participants.
If fewer than 20 participants enroll, the training will be canceled, and fees will be refunded. For over 30 participants, new groups will be formed based on registration order. Training schedules and details will be shared via WhatsApp before the program.

Training Fee: 5,000 TL (including 10% VAT)
Certificate: Certificate of Participation (for at least 80% attendance).

Purpose of the Training

The goal of this training is to enhance participants’ ability to perform calculations and prepare expert reports in compliance with condominium law, applicable regulations, and judicial precedents. Participants will develop practical skills to accurately calculate issues such as land share, dues, and common expenses, combining technical analysis with legal reasoning.

Note:
The training is organized to support professional development and strengthen expertise for those who meet the criteria announced by the Department of Expert Witnesses of the Ministry of Justice, which requires at least 5 years of professional experience in the field.

The certificate obtained from this program does not serve as proof of professional experience required for initial expert registration.

Day 1:
Fundamentals of Condominium Law

• Concepts of condominium ownership and easement

• Definitions of independent units, common areas, and annexes

• Relationship between land share, management plan, and title records

Rights and Obligations of Unit Owners

• Participation in common expenses

• Powers of the management board and auditor

• Dues, maintenance, repair, and renovation decisions

Day 2:
Common Expense and Dues Calculations

• Expense distribution based on land share

• Special ratios set in the management plan

• Criteria based on court decisions

Delay Interest and Default Calculations

• Interest calculations for unpaid dues

• Determination of delay fees

• Limits of collectible debts

Day 3:
Calculation of Renovation and Repair Costs

• Cost distribution for maintenance and renewal

• Decisions by majority vs. unanimity

• Distinction between luxury and mandatory expenses

Independent Unit and Common Area Calculations

• Distribution by square meter, land share, or usage

• Practical calculations on architectural plans

• Disputes arising from project or plan differences

Day 4:
Applied Case Analysis and Expert Report Writing

• Calculation of common expenses based on real cases

• Preparing reports with technical explanations and references

• Examples of expert reports compatible with UYAP standards
