Purpose of the Training

This training aims to teach participants how to evaluate real estate projects scientifically and financially, from concept and design to valuation and investment decision-making.
Key learning objectives include:

  • Mastering the project development process from land acquisition to permitting and construction.

  • Conducting investment and feasibility analyses (technical, financial, and legal).

  • Applying valuation methods such as the income, cost, and market approaches.

  • Managing risk factors including market, financing, and demand risk.

  • Urban transformation and investment zones

  • Planning and permitting: zoning laws, licenses, occupancy permits

  • Market and demand analysis: demographics, income, competition, asset type demand

  • Functional design and project optimization (mixed-use development)

  • Time and resource planning: Gantt charts and critical path analysis

2. Project Financing and Feasibility Analysis (Day 2)

  • Investment budgeting: land, construction, permits, financing, and sales

  • Income and cash flow projections: pricing, leasing, sales, and revenue plans

  • Financial performance metrics: NPV, IRR, payback period

  • Funding models: equity, loans, GYO funding, profit-sharing, and partnership structures

  • Sensitivity analysis: impact of price, cost, and interest rate fluctuations

3. Real Estate Project Valuation Methods (Day 3)

  • Market Comparison Approach: adjustment factors, comparable project benchmarking

  • Income (Development) Approach: capitalization of rental/sales income

  • Cost Approach: land + construction – depreciation

  • Revenue-sharing and land contribution valuation models

  • Excel-based project simulation: cash flow modeling and result interpretation

4. Reporting, Legal Framework, and Case Studies (Day 4)

  • Professional valuation report preparation and formatting

  • Relevant legislation: Zoning Law, Urban Transformation Law, Title Deed Law, SPK standards

  • Public and private sector applications (TOKİ, Emlak Konut, municipalities)

  • International standards and FIDIC principles

  • Case studies: residential, commercial, and mixed-use projects in Bursa


Certification and Administrative Information

  • Certificates awarded for ≥80% attendance

  • Certificates shipped via PTT Cargo
